What we are looking for
Aleto Inc. seeks to hire a Space Management Lead for our federal client to oversee a vast national portfolio and provide enterprise services such as budgeting, leasing, and project management. Constrained budgets and mission expansion force staff into multiple roles, limiting process improvements, training, and timely project delivery. Still, FMD’s DHS-leading initiatives have yielded a clean real property audit and a top-tier facilities management team. As a space management lead, you provide capital and real property expertise for the client overseeing leasing and owned portfolio projects from planning to completion, reviewing design compliance, collaborating with stakeholders, and ensuring efficient, cost-effective space solutions. This role is pending a proposal to be awarded.
Interview Process
If you are selected for an interview, you’ll be contacted for an interview through Google Meet or by telephone. The process averages 3 weeks from initial contact to interview. After all candidates are interviewed, Aleto will notify you of your application status.
If an offer is extended, the start date is determined by availability and the amount of time it takes for the government background clearance process (depending on the client).
Space Management Lead -Essential Job Duties
Duties include the following. Other duties may be assigned.
- Review documents, estimates, specs, and drawings appropriate to the leased and owned portfolios including:
- Space Request Packages, SF-81, Reimbursable Work Authorizations (RWA), and Occupancy Agreements
- Communicate and facilitate approvals through FMD program mission support.
- Review architectural, electrical, mechanical, and plumbing drawings for compliance with:
The International Building Code (IBC), Our Client facilities guidelines, and Other federal, state, and local standards.
- Facilitate and communicate project information through the GSA Regional Managers, where necessary.
- Assist the Program Offices with identifying and translating mission requirements to space requirements.
- Analyze processes, workflow, and operational concepts to determine facility requirements.
- Streamline process to reduce bureaucracy.
- Analyze requests for new space and GSA proposals.
- Assess space requirements against space allocation criteria to include space utilization criteria.
- Develop project documentation and cost estimates for Program Offices.
- Prepare status reports for Program Offices and other data calls.
- Support and/or Track Prospectus Lease Development and/or submissions.
- Ensure documents meet the Customer's requirements.
- Review Prospectus Cost Estimates and information needed for GSA and/or OMB approval.
- Provide professional expertise to the Chief, FMD, Office of Asset and Facilities Management on:
- GSA space acquisition
- USACE construction program
- Co-Location
- Federal Real Property compliance
- Design and construction processes related to agency space allocations, requirements, and program/project implementation.
Qualifications/Capabilities/Software Knowledge
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
Qualifications/Education/Experience:
- Five (5) years of experience managing programs/projects like the areas identified for this role.
- Five (5) years of supervisory experience.
- Five (5) years of experience with managing facility projects with specialized mission requirements
- Possess a bachelor’s degree from an accredited university in the field of either engineering, architecture, business, OR;
- Possess a current Project Management Professional (PMP) certification, certified by the Project Management Institute (PMI) or equivalent institution, or Professional Engineer (PE) license or Architectural Registration (license).
Required Knowledge and Skills:
- Skilled in the areas of facility space management.
- Possess deep experience in and knowledge of space management processes, procedures, and systems.
- Demonstrate a deep understanding of Federal Program missions and their corresponding facility requirements
- Have a track record of delivering complex, mission-enabling facility projects.
- Experience with planning, design, and construction
- Experience developing architectural, interior design, and engineering plans, specifications, and cost estimates.
- Experience developing space plans, furniture plans,
- Experience assessing and managing space requests/requirements against space allocation and utilization

Aleto’s Team Lead Position Responsibilities
- Schedule weekly/bi-weekly 1:1 meetings with your Aleto direct report(s) where you will review day-to-day operations and deliverables and provide support as needed.
- Schedule monthly 1:1 meetings with your direct report(s) where you set aside the day-to-day operations discussions and review topics pertaining to the individual’s professional development. The team lead will review the progress around their goals and encourage them to take advantage of various educational programs and opportunities that align with their career interests.
- Participate in Aleto’s Tri-Annual Performance Development Program.
- Actively engage, contribute, and lead efforts in promoting Aleto’s culture.
- Attend and engage in Aleto’s Leadership Development program which includes meeting with leaders across the organization to learn about designated leadership topics and networking with your peers.
- Partner with your team lead and HR (if necessary) to immediately address any concerns or issues surrounding the behavior or performance of your direct report should they arise.
- Ensure accurate timekeeping for the team including the coordination of PTO coverage plans and approving leave requests
- Conduct candidate interviews if there is an open vacancy on the project
- Provide operational updates to the Senior Strategic team
- Facilitate new employee onboarding specific to project requirements which may include training newly hired staff

Environment and Physical Conditions
While performing the duties of this job, the employee is required to have ambulatory skills sufficient to visit other locations; and the ability to remain in a stationary position at least 50% of the time, move inside and around an office, position themself to access items located in high or low areas, and transport items weighing up to 20 pounds across the office. Requires the constant operation of a computer and other office productivity machinery and the ability to observe details at a close range typically within a few feet of the observer. The employee interacts frequently with other workers, vendors, and clients and will communicate information and ideas so others will understand and must be able to exchange accurate information in these situations.
